The challenge

Valuers were spending 2–3 hours per appraisal gathering comparable sales data, market stats, and preparing a valuation report. The data was scattered across Rightmove, Land Registry, their CRM, and local market knowledge.

Our solution

We built an automated valuation tool that aggregates comparable sales data, calculates statistical comps, generates a structured valuation report draft, and pulls the property's history from the CRM — all in under 2 minutes.

The Problem

A property valuation is only as good as the data behind it. Experienced valuers knew this — which is why they spent hours each week pulling comparables, checking sold prices on Land Registry, and researching local market trends. The preparation work was consuming time that should have been spent with clients.

Our Approach

We integrated with Land Registry's API, Rightmove's data feeds, and the agency's CRM to pull all relevant data for a property in seconds. A Python script calculates statistical comparables, adjusts for bedroom count and condition, and generates a valuation range with confidence intervals. GPT-4 then drafts the narrative sections of the report in the agency's house style.

The tool presents the valuer with a complete data pack and a draft report — they review, adjust, and approve rather than create from scratch.

The Outcome

The biggest surprise was the conversion rate improvement. By presenting vendors with a data-backed valuation recommendation (with comparable evidence attached), the agency was winning more instructions — vendors trusted a report backed by 15 comparable transactions over a verbal quote.

Valuers, freed from data gathering, were now able to focus on the relationship and advisory aspects of the appraisal, which both improved their job satisfaction and the quality of the client interaction.
