Real-Time Commercial Property Auction Platform

Commercial property auction house · £20M+ transactions

The challenge

The firm was running auctions using a combination of phone bidding, a basic web form, and an Excel spreadsheet. The system was slow, error-prone, and couldn't handle the real-time competitive bidding dynamics that buyers expected.

Our solution

We designed and built a real-time bidding platform using SignalR for WebSocket-based live updates, C# ASP.NET Core backend, React frontend, and Azure cloud infrastructure. The platform handles simultaneous bidding across 50+ live lots.

The Problem

Commercial property auctions are high-stakes, high-pressure events. Buyers expect to see live bid counts, current highest bids, and time remaining — in real time. The previous system introduced a 15–30 second lag on bid updates, which was creating disputes and losing bidders to competitors with modern platforms.

The Excel-based post-auction process was also creating a 2–3 day administrative tail for each auction, delaying exchange of contracts.

Our Approach

We spent the first two weeks in deep discovery with the auctioneer team, understanding the exact mechanics of how their auctions ran, the legal requirements around bid recording, and the edge cases they'd encountered.

The core technical challenge was real-time consistency: when 50 lots are live simultaneously and hundreds of bidders are active, every bid must be processed in order, confirmed instantly to the bidder, and broadcast to all participants within milliseconds.

We chose SignalR for its .NET-native WebSocket handling and designed a hub architecture that routes each bid through a server-side queue before broadcasting. Azure Service Bus handles peak load. All bids are immutably recorded with timestamps for legal compliance.

The Outcome

The platform went live for a major auction three months after kick-off. 847 registered bidders, 50+ live lots, zero downtime. The auctioneer team described it as their smoothest auction in a decade.

Six months post-launch, registered bidder counts were up 40% compared to the same auctions the prior year. The competitive dynamics on each lot had visibly improved — buyers were seeing other bids in real time and responding, driving average sale prices up. Administrative processing time dropped from 3 days to half a day per auction.

"The platform transformed our auctions. We're seeing more bidders, more competition, and more sales. The technical team at BuildToSolve really understood what we needed."
